Coming Soon in Ontario Lodge

If Ontario Lodge doesn't ring a bell, don't worry; units here rarely come on the market. The location is also incredibly private, set back off of Royal Street in a forest of Evergreen and Aspen trees, capturing little attention or fanfare as you drive by.

There's a certain kind of serenity here that just can't be matched by any other condo development on the mountain. The trade-off of this unmatched location is that you don't get ski access, but I promise you, the privacy more than makes up for the 2 minute drive up to Silver Lake. Especially when you realize how much you get for your money...

The unit listing next week is the developer's own residence, set on the south end of the project with 3 bedrooms and 4 bathrooms and just over 2,000 sq ft in a town house style layout. Of the 12 units in the project, this one is by far the best, and it's been tricked-out unlike any other Ontario Lodge that's been offered for sale in recent years.

The price is $1,250,000, and next week I will be able to share interior photos with you. For more information and to be among the first to get the photos, please contact me today. (435) 513-0696

Curate, the Virtual Reality Staging App by Sotheby's International Realty

Sotheby's International Realty has partnered with Curate, a 3-D virtual reality staging app. With Curate, you can take pictures of a space and then drag and drop different furniture and accessory pieces to try on different ideas and looks for the home you're thinking about buying.

What's more, you can actually buy different pieces from within the app itself. There's even furniture packages that you can customize around different style themes like mid-century modern.

Curate will definitely help buyers in their search, but I'm really looking forward to using it with my listings to help buyers see how the various properties I represent can be customized to perfectly fit their tastes.

In fact, we have seen a big difference in the market for homes depending upon their architectural and interior design styles. New construction contemporary homes and those that have been staged or remodeled, for example, are out-performing homes with more classic or traditional styles.

With Curate, though, I'll be able to connect more buyers and sellers for all types of properties across the marketplace.

To download the app, click here. It's currently available on Android with an upcoming Apple version in the next few weeks.

Million Dollar Marketing, Regardless of Price Point

There's a reason that homes listed by our brokerage sell for a higher percentage of their list price. And it's the same reason that we have become the market share leader in Park City, with over $1.8b transacted in Utah last year alone.

Million Dollar Marketing. If you caught last weekend's Park Record, you couldn't have missed our double page ad highlighting the unique approach we take to showcasing our listings.

What's different about us? We treat every property as though it was a multimillion dollar listing. So your $500,000 condo gets the same photographer, videographer, in house ad agency, marketing materials, and online strategy that I use to sell my $5,000,000 listings.

Every property has a unique story to tell, and the resources of our brokerage allow me to perfectly capture the essence of your property and attract a larger audience of buyers. For a marketing consultation, please call me today.

Easy Downsizing at High Star Ranch

I was recently with a client who wanted to down-size from their 6,000 sq ft home that was worth about $2.5m. Their perfect home, they said, would have about 4,000 sq ft, main level living, wouldn't need a remodel, and it would be priced under $1.5m.

It's actually a very common scenario, and not just in my own business, but for the entire market in Park City. In fact, the most successful developments in our area like Victory Ranch and Promontory have long targeted families who are looking for the exact type of home that my clients were describing.

Enter High Star Ranch. The development has been flying under the radar for the past few years, but they were among the first to target Park City empty nesters wanting to down-size. They built about 5 luxury "cabins" in the down-turn, but these unfortunately lingered on the market and so the developer held off on plans to build more.

Meanwhile, Victory Ranch just a few miles away has not been able to build their cabins fast enough. For the past two years nearly every one of their cabins have sold pre-construction at ever-increasing prices. If it's still available, the next release of cabins in Victory are upwards of $2.5m.

Eying the success of competing developments, High Star Ranch is getting back into the luxury cabin game with the release of their new Thorn Creek subdivision. And, if you ask me, they are one of the best opportunities out there.

In total there will be 62 luxury cabins in the Thorn Creek subdivision. 6 are under construction and available, starting at only $825,000. Surely prices will jump up quickly as these homes start to take shape and attract more attention.

The homes have incredible layouts designed by Rick Brighton with 3, 4, and 5 bedroom variations. All will offer main-level living and some will have the option of a 3 car garage.

Click here to view the current offerings.

80% of High Star Ranch is protected open space, with over 16 miles of manicured and usable mountain trails. If you've ever been afraid to try your hand at mountain biking, the trails at High Star are exactly where you want to start. High Star is also home to the DeJoria center which hosts great concerts, events, and benefits throughout the year.

Flagship of the Colony

Flagship of the Colony

You may recognize 69 White Pine Canyon either from the incredible press that it's getting or from skiing right by it the last time you rode the 9900 chair at Park City Mountain. With 33,000 square feet and a price tag of $18,950,000, this home is definitely an eye-catcher.

It sits right at the base of both the Peak 5 and 9900 chairlifts, providing an enviable first tracks location to the best powder on the mountain.

There's only one caveat to having such an extraordinary home so perfectly located...every once in a while a tourist will think that it's an actual lodge, clicking their skis off ready to order lunch and a beer.

Take a look inside and give me a call if you have any interest or questions: (435) 513-0696

The Emerging Luxury Consumer

 The Emerging Luxury Consumer

What do you know about the buyer? is a question that comes up on every property that I sell, and clients are never surprised to hear that a prospective buyer is a lawyer, hedge funder, business owner, or retired empty nester.

Lately, though, clients have been shocked to hear that the buyers of their multimillion dollar home are a young couple in their 30s who have seemingly endless amounts of money.

As you'll hear in the video above with Kevin Thompson, CFO of Sotheby's International Realty, the largest generational transfer of wealth is underway and millennials are inheriting the earth.

How will it affect Park City real estate?

For starters, the ski industry has been in somewhat of a panic to court Millenials. Unlike their parents who were happy to spend one of their two vacation weeks with the family skiing in Park City, Millennials are spending less time on their vacations, traveling to more places, and they're straying from experiences that have significant cost barriers.

Not surprisingly, they're also shying away from lifestyle-specific properties like ski-in/ski-out homes or golf course properties that don't have other amenities to keep their attention. Instead, they're looking for properties that provide the best access to the largest amount of activities and amenities.

Although Millennial are becoming an important part of our market, we can't forget that there are plenty of Generation Y and X buyers in the market who are keeping lifestyle properties in high demand. Promontory, for example, has been Park City's best-selling community for the past few years and shows no signs of slowing down.

It's no coincidence, though, that the golf communities have been making big investments in diversifying their amenities to ensure that they are aligned with the new Millennial Luxury Consumer.

Talisker Club Under New Ownership

In recent weeks the Talisker Club was sold to Storied Development LLC, a Georgia-based real estate firm who specializes in turning-around golf course developments in the U.S., the Caribbean, and in Mexico.

Although the price was not disclosed, the sale included more than just the real estate where the Talisker Club amenities are located. Four development lots in Empire Pass, approved for 75 condominiums, as well as 533 deeded lots in Tuhaye were also included in the sale.

The Talisker Club and its assets were finally foreclosed upon in 2015 for defaults that dated back to 2010. Through that period of time, buyers were turned-off by the cloud that hung over properties in Tuhaye and Empire Pass, and relatively few properties transacted.

Of the properties that did sell from 2010-2015, it seemed that most of the buyers were either friends of existing Talisker owners or owners themselves who felt confident that things would turn around.

Rumors of a sale of the Talisker Club have been around for years, and in 2017 we began seeing a significant uptick in sales  as news of the negotiations began to leak.

For more information about the sale of Talisker Club, you can read the full article on The Park Record

Ikon Pass 2018/19

On Sale March 6th

Last month the Ikon Pass was introduced to the world as the ultimate skier's pass and a direct competitor to the popular Epic Pass. Next week you can buy yours, starting at $599, and enjoy access to 26 of the top destination resorts in North America. Here are the details:

Ikon Pass $899

  • Unlimited in 12 destinations
  • Up to 7 days in each of the 13 destinations
  • 10 days at 25% off for Friends and Family Day tickets at any Ikon Pass location
  • CMH Heli Skiing (*considered one of the destination)

Ikon Base Pass $599

  • Unlimited in 9 destinations
  • Up to 7 days in each of the 13 destinations
  • 10 days at 25% off for Friends and Family Day tickets at any Ikon Pass location
  • CMH Heli Skiing (*considered one of the destinations)

What does this mean for all those wanting to ski Deer Valley Resort® here in Park City?

What about Deer Valley?

Deer Valley Resort® is not included as one of the unlimited access resorts on either pass, but you do get access. The $899 version of the pass gives you 7 days at Deer Valley which on their own retail for as much as the entire Ikon pass itself.

I think it's great news, actually, that Deer Valley isn't included as an unlimited access resort. Why? It shows that the new owner, Alterra Mountain Company, understands the value of the "Deer Valley Difference" and that they're going to protect what is one of their most valuable resorts in their portfolio.
