Sotheby's International Realty has partnered with Curate, a 3-D virtual reality staging app. With Curate, you can take pictures of a space and then drag and drop different furniture and accessory pieces to try on different ideas and looks for the home you're thinking about buying.
What's more, you can actually buy different pieces from within the app itself. There's even furniture packages that you can customize around different style themes like mid-century modern.
Curate will definitely help buyers in their search, but I'm really looking forward to using it with my listings to help buyers see how the various properties I represent can be customized to perfectly fit their tastes.

I was recently with a client who wanted to down-size from their 6,000 sq ft home that was worth about $2.5m. Their perfect home, they said, would have about 4,000 sq ft, main level living, wouldn't need a remodel, and it would be priced under $1.5m.
It's actually a very common scenario, and not just in my own business, but for the entire market in Park City. In fact, the most successful developments in our area like Victory Ranch and Promontory have long targeted families who are looking for the exact type of home that my clients were describing.
Enter High Star Ranch. The development has been flying under the radar for the past few years, but they were among the first to target Park City empty nesters wanting to down-size. They built about 5 luxury "cabins" in the down-turn, but these unfortunately lingered on the market and so the developer held off on plans to build more.

What do you know about the buyer? is a question that comes up on every property that I sell, and clients are never surprised to hear that a prospective buyer is a lawyer, hedge funder, business owner, or retired empty nester.
Lately, though, clients have been shocked to hear that the buyers of their multimillion dollar home are a young couple in their 30s who have seemingly endless amounts of money.
As you'll hear in the video above with Kevin Thompson, CFO of Sotheby's International Realty, the largest generational transfer of wealth is underway and millennials are inheriting the earth.
How will it affect Park City real estate?
For starters, the ski industry has been in somewhat of a panic to court Millenials. Unlike their parents who were happy to spend one of their two vacation weeks with the family skiing in Park City, Millennials are spending less time on their vacations, traveling to more places, and they're straying from experiences that have significant cost barriers.
Not surprisingly, they're also shying away from lifestyle-specific properties like ski-in/ski-out homes or golf course properties that don't have other amenities to keep their attention. Instead, they're looking for properties that provide the best access to the largest amount of activities and amenities.
Although Millennial are becoming an important part of our market, we can't forget that there are plenty of Generation Y and X buyers in the market who are keeping lifestyle properties in high demand. Promontory, for example, has been Park City's best-selling community for the past few years and shows no signs of slowing down.
It's no coincidence, though, that the golf communities have been making big investments in diversifying their amenities to ensure that they are aligned with the new Millennial Luxury Consumer.

In recent weeks the Talisker Club was sold to Storied Development LLC, a Georgia-based real estate firm who specializes in turning-around golf course developments in the U.S., the Caribbean, and in Mexico.
Although the price was not disclosed, the sale included more than just the real estate where the Talisker Club amenities are located. Four development lots in Empire Pass, approved for 75 condominiums, as well as 533 deeded lots in Tuhaye were also included in the sale.
The Talisker Club and its assets were finally foreclosed upon in 2015 for defaults that dated back to 2010. Through that period of time, buyers were turned-off by the cloud that hung over properties in Tuhaye and Empire Pass, and relatively few properties transacted.
Of the properties that did sell from 2010-2015, it seemed that most of the buyers were either friends of existing Talisker owners or owners themselves who felt confident that things would turn around.
Rumors of a sale of the Talisker Club have been around for years, and in 2017 we began seeing a significant uptick in sales as news of the negotiations began to leak.

Deer Valley Resort® is not included as one of the unlimited access resorts on either pass, but you do get access. The $899 version of the pass gives you 7 days at Deer Valley which on their own retail for as much as the entire Ikon pass itself.
I think it's great news, actually, that Deer Valley isn't included as an unlimited access resort. Why? It shows that the new owner, Alterra Mountain Company, understands the value of the "Deer Valley Difference" and that they're going to protect what is one of their most valuable resorts in their portfolio.
